ICF, suitable for small developments?

Small developments usually consist of anything between three and 30 units. Projects of this size are the core business of SME house builders. Having the ability to deliver completed housing units efficiently leads to quicker profit realisation. Constructing homes with ICF enables builders to accelerate project timelines, allowing subsequent trades to begin work sooner and streamlining the overall construction process. The ICF element of this eight units’ development was completed in 17 days, by a well-trained team of four installers. ICF-structures worked closely with the main developer at the pre-construction stage to realise the programme benefits of ICF.

The results demonstrated that the buildings reached watertight status three months sooner than brick-and-block methods, accelerating internal trade schedules.

To maximise the programme benefits of ICF’s accelerated construction, developers must plan ahead. Early pre-construction engagement allows main contractors to efficiently schedule follow-on trades, minimising voids and eliminating stand-downs. By constructing the internal walls using ICF, the Skerries development achieved a significantly faster build programme compared to traditional blockwork. Unlike weather-dependent block walls, which require drying time and are delayed by rain or cold, ICF internal walls were erected quickly and without interruption.

This rapid installation allowed intermediate floors to be placed sooner, accelerating the entire construction timeline. The Skerries project demonstrated how ICF not only speeds up structural work but also creates a more predictable and weather-resistant schedule, ultimately saving time and cost.
